Smith and Sons will hold its final Wirral property auction of the year this coming Wednesday, December 5, with 36 lots under the hammer.
Taking place at 2pm in the Village Hotel in Bromborough, the auction will offer a range of houses in need of refurbishment, commercial and residential investments, properties ready for immediate occupation and residential development opportunities.
A large house in Slatey Road, Birkenhead currently comprises three flats but has planning permission for an extension for two further units, while another in St Andrews Road, Oxton, currently comprising two flats, is suitable either for renovation or conversion to one family dwelling.
There are a number of other houses throughout Wirral and Ellesmere Port for refurbishment either for onward sale or investment. Chris Johnson, auctioneer at Smith and Sons, said: “This is a strong auction to end the year offering some excellent properties.
“Each of the lots provides a great opportunity to develop and improve the properties available, creating a healthy return. We are already carrying out viewings and are seeing plenty of interest due to the realistic guide prices.”
There are commercial and residential investments producing yields in excess of 10% and a deceptively large property in the centre of Shotton has planning for a shop and three flats.
There is a residential building plot in Village Road, Higher Bebington and a commercial investment in Liscard Way, Wallasey let to a long-term tenant with a yield in excess of 14%.
